Under the Energy Act 2011, by 2018 all landlords must ensure that their properties are brought up to energy efficiency standards before they can be let. Thanks to the government backed ECO scheme, landlords could be entitled to make energy efficient improvements to their properties completely free of charge!

If you a private landlord, who has tenants that are receiving benefits, then you could be entitled to make FREE energy improvement upgrades to you properties. Free energy efficient boilers are available through the ECO scheme, as long as the tenant who currently resides in your property receives certain benefits. Free loft, cavity and solid wall insulation is also available for properties that are located in low income areas, including rural low-income households in towns or villages where the population is below 10,000.

Requirements for the ECO Scheme

Replacement Boiler

If you are looking to install a new A Rated boiler in one of your properties through the ECO Scheme,
the tenants who reside in that property must be receiving eligible benefits. Eligible benefits are as
follows:

Immediate Scheme Qualification:

  • State Pension Credit
  • Child Tax Credit (with an income less than £15,860)
  • Universal Credit

If they receive one of the next four listed benefits then they may also qualify;

  • Working Tax Credit (with an income less than £15,860)
  • Income-Related Employment and Support Allowance
  • Income Based Job Seekers Allowance
  • Income Support

Free Insulation

If you are interested in applying for free loft, cavity or solid wall insulation in one of your properties,
there are no benefit requirements. However, the property must be located in an area that is classed
